Community Infrastructure Levy (CIL)
CIL is a charge applied on most new developments. The money raised is used to fund infrastructure to support growth.
This includes:
- schools
- transport
- flood defences
- health and social care facilities
- community facilities
- public spaces
- open space, including play areas and parks
- cultural and sport facilities
Developments creating new or additional floorspace of 100sqm or more are liable to pay CIL. This includes floorspace undergoing a change of use.
Developments involving the creation of a new dwelling (including an annexe) are liable to pay CIL regardless of size.
The amount required to be paid under CIL is calculated against the net additional floor space (measured using gross internal area (GIA). The charge varies according to the development's location, size and type.
You can estimate your liability by using the CIL rates set out in our charging schedule and the latest indexation rate.
