What’s coming in the future
Regeneration isn’t a time limited process. Wokingham town centre will continue to evolve and grow.
Plans by the council and private investors mean the area will transform to meet the needs of residents.
Upcoming work include:
- Mixed use development off Market Place
- New homes at the former Jewson Site on Barkham Road and Oxford Road
- New flats at Latimer Road
- A new Post-16 Special Educational Needs and Disabilities (SEND) Hub at Denmark Street
- Affordable housing at Wellington Road
- Town Centre specialist accommodation
Future private developments
Mixed use development off Market Place
Devonshire Metro has permission for 60-home mixed use development off Market Place.
It will include commercial space, public space, new walkways and private space for householders. It will also include car and cycle parking.
The entrance to the area would involve major changes to frontages on Market Place to open up space to the rear. Plans were approved in 2024 by councillors.
Former Jewson’s site, at Barkham Road/Oxford Road
Currently under construction for 14 new flats, six one-bedroom and eight two-bedroom units. Two units are designated for affordable housing.
Flats at Latimer Road
Construction is under way for 42 flats on Latimer Road, near the Reading to Waterloo train line through Wokingham.


Council developments
SEND hub at old library site
A new SEND hub is coming to the old Wokingham Library on Denmark Street. Work has begun to transform the currently unused site into a new post-16 Special Educational Needs and Disabilities (SEND) hub.
This will support up to 40 young people aged 16 to 25 years old. It is due to open in September 2026.
Affordable housing at Wellington Road
Plans have been submitted to provide 21 high-quality, affordable homes for residents on Wellington Road.
This major development represents a significant investment, which will be near the junction of Wellington Road and Station Road, providing great transport links and location.
If permission is granted, the aim is for construction to start later this year and finish late 2027.
Town centre specialist accommodation
Eleven housing units are set to be created at Seymour House, off Denmark Street.
There will be £3.5million invested in the project to create safe, high-quality homes for stable and safe accommodation for residents.
Priority groups include care leavers, adults with learning, mental health and physical disabilities, as well as older people.
It will increase the number of homes we have for these residents provided at social rents to support the needs of the people who will live there when the conversion is complete.
This will reduce reliance on out of borough placements, which are often higher cost. The site will include accommodation for care staff.
