Plans submitted for 21 new affordable homes in Wokingham

A transformative new housing development is set to be built in Wokingham town centre, providing 21 high-quality, affordable homes for residents.

This major development represents a significant investment in affordable housing, which will be near the junction with Wellington Road and Station Road. 

Wokingham Borough Council has submitted a planning application for the site, with the aim for construction to start next summer and finish later in 2027 if permission is granted.

The site, previously earmarked for office use, has been reallocated for residential development in the council’s emerging Local Plan due to a surplus of office space and a growing need for affordable housing. 

Town centre sites are particularly needed so residents can access services easily.

Going beyond to provide more affordable housing

The council is proposing that all 21 homes be provided as affordable housing, which far exceeds the 30 per cent minimum typically required. Most will be one-bed flats, with a few two-bed properties. 

This has been made possible through a combination of developer contributions, the Government’s Brownfield Release Fund grant and some council borrowing.

Once built the homes would be managed by the council and allocated to priority groups, following its housing policies.

All homes will meet national space standards and accessibility regulations, ensuring they are suitable for a wide range of residents, including those requiring wheelchair access.

“This project is about more than bricks and mortar, it’s about building a stronger, more inclusive community,” said Cllr Stephen Conway, leader of the council and executive member for housing, partnerships and the local plan. 

“By delivering 100 per cent affordable housing in a central, well-connected location, we’re investing in the people who need it most and ensuring Wokingham Borough remains a place where everyone can thrive.

“Making it easier for people to access the things they need, thanks to its proximity to public transport and town centre amenities is a key part of choosing to use this site for affordable housing.”

Excellent access to transport, shops and services

The development also improves the townscape at a key entrance into Wokingham. 

Designed with local materials and in keeping with the character of the area, the building will make the route between Wokingham Station and the town centre more pleasant and attractive.

With excellent access to public transport, shops and services, the site is ideally located to support sustainable living. 

The council has also carefully considered parking and access, aligning with the Town Centre Masterplan’s vision to reduce car dependency and promote walkability.

This initiative is a cornerstone of Wokingham Borough Council’s Housing Strategy, demonstrating a clear commitment to inclusive growth, social equity and long-term community wellbeing.
