3. How are he housing allocated within the bands, I.e. dose it go by date, medical, homeless or how is the priority decided?
When the Housing Needs Team are we are notified by our Tenant Services team, or Housing Associations partners, that a property is empty and ready to be re let, we run the waiting list for that property; only at this time can we see who is the next eligible applicant on the list. We start with Band 1. If no one in Band 1 is eligible, we move to those applicants in Band 2, and then to Band 3, Band 4 and Band 5.
Applicants within Bands One, Three, Four and Five are prioritised in order of the date they applied to the Housing Register. If an applicant’s band is changed, the date of the new banding award is used to determine priority. Allocations from within Band Two are not made in date order. Instead, the Council will set and review the priority between the different groups within this band on a quarterly basis and publish a position statement. Applicants within each group within Band Two will then be prioritised in date order of application. This change in Band Two was introduced in our new Allocation policy in April 2022; however for the first quarter of 2022 (April – June), Band 2 has continued to be prioritised by date order, but from Quarter 2, we will revert to the new policy and will set and review a priority group. This will be published on our website.
4. How many 3 bed properties are currently empty /void in Wokingham borough.
As at 27th May 2022, there are currently two HRA three bedroom houses currently void in our Borough.
5. How many 3 bedroom houses are do the council expect to gain in the next 3,6 and 12 months (I would like to include the expectations of housing association properties from all recent new builds in the Wokingham borough)
No information held. We have no control over what properties become void and so we cannot answer this question.
6. What are the council doing to provide more accommodation to families waiting for 3 bedroom priories (not the new allocation property but are they looking to buy more priories from new builds or to fix void priories?)
Unless they are due for demolition, all void properties are repaired to our re-let standard and made available to be re-let. We have also purchased properties to add to our stock and will continue to do so funds permitting.
7. I know you can not provide an exact date but can you provide an estimation of when the next 5 3 bed priories will become available / ready to allocate (I.e if your working on fixing a property or when you expect to gain housing association priories)
