Allocation of council housing
See notes
1. The level of vetting criteria/procedure for the allocation of council housing applicants into Sheltered/independent living?
Please see our Allocations Policy provided which advises of the steps we take and process followed when allocating any property type. https://housingonline.wokingham.gov.uk/houlive/hol/documents/files/Wokingham_Borough_Council_Allocations_Policy.pdf
2. Does the Council deal with any complains, i.e. ASB, about their allocations or the Housing association?
ASB issues cannot be addresses through our complaints process and need to be investigated separate to this; ASB issues regarding Council Tenants will be addresses through our Housing Management Team whilst wider community ASB issues can be addressed through our Community Safety Team. It would also be advisable to notify the Housing Association of any ASB concerns as they will have their own local procedures for responding to ASB matters.
3. Is the onus to evict those allocations the responsibility of the Council or the Association Housing company?
The Council can only take tenancy action against our own tenants, which would include eviction. Housing Associations are responsible for the management of their own tenants, which would include evictions.
4. Can you confirm or deny if the Council pays all the rent, service charges and council tax for an allocation from the Council into a Housing Association?
It is the responsibility of the tenant to pay rent, service charge and council tax for any property; the Council does not take this responsibility for Housing Association tenants.
5. Does the Council pay any regular additional money/bonus that is over and above the rent and service charges, to the accommodating housing association?
No.
