Benefits of pre-application advice

When you get pre-application advice, we will provide guidance on what you need to submit for a planning application. Providing this information will avoid delays in the future.

What's included in the pre-application advice:

We will visit the site and provide a written response about your proposal.

The response will detail:

  • The main planning considerations
  • If the proposal would comply with the relevant planning policies
  • Any concerns with the proposal
  • Responses from internal consultees e.g. highways or tree and landscape
  • Information you'll need to provide with a planning application

If we need to, we will also arrange a meeting in the Council offices, of up to 60 minutes, to discuss the proposal in more detail. Depending on availability and the complexity of the scheme, this may include internal consultees.

How long will it take?

For householder advice, including extensions and alterations to your home, we aim to respond within 4 weeks.

For all other development, including new and replacement dwellings, we aim to respond in 5 weeks. More complex proposals may take longer and require a bespoke timetable which we will agree with you.
