Kentwood Farm

Kentwood Farm

Current Project Status

The Kentwood Farm East section of the North Wokingham Distributor Road (NWDR) runs between the roundabout on Warren House Road and Pebblestone Cottage (now demolished). This has largely been delivered by the developer, and has been named Diamond Jubilee Way.

The Kentwood Farm West section of the North Wokingham Distributor Road (NWDR) runs between the roundabout on Warren House Road and the Ashridge Farm section of the NWDR and is still under construction by the developer. The developer for both Kentwood Farm sites is Crest Nicholson.

Planning Application

Kentwood Farm East received outline planning consent in July 2012 following a planning application and public inquiry (planning ref O/2011/0699). A reserved matters application for the detailed layout of the development, including the relevant section of NWDR was approved by the planning authority in October 2013 (planning ref RM/2013/1164). A later amendment to the eastern end of the NWDR was approved in October 2017 (planning ref 162213).

Kentwood Farm West received outline planning consent in October 2014 following a planning application (planning ref O/2013/2295). A detailed reserved matters application for the Kentwood West section of the NWDR was approved by the planning authority in June 2016 (planning ref 153108). This was later amended by a Reserved matters application for the Kentwood West residential development, including the relevant section of NWDR, approved by the Planning Authority in October 2017 (Planning Ref 170083).

Design

The Kentwood East section of the NWDR (Diamond Jubilee Way) has passed the detailed design stage and is largely constructed, with the exception of the eastern tie-in to Bellway’s adjacent Keephatch Beech development site. The Kentwood West section of the NWDR is currently under construction.

Construction

This section of the NWDR comprises a 30mph approx. 7.3 metre wide carriageway, with 2-3 metre wide footway/ cycleway on both sides of the road, separated by a 2 metre tree lined verge. Bus stops are included on both sides of the road to accommodate future bus services on the NWDR.

At the eastern end of Diamond Jubilee Way (NWDR) the NWDR will join the next section of the NWDR through Keephatch Beech development to A329 London Road. At the western extent of Kentwood Farm the NWDR will tie into the Ashridge Farm section of the NWDR being delivered by the council as a separate scheme currently programmed for construction in 2020.
