How Land Charges work

A Local Land Charges search is an essential part of buying and selling homes and land.

A request for a search is sent to the relevant local authority when a property or parcel of land is purchased, leased, mortgaged or a valuation carried out. If you are the buyer, the search is usually submitted by your solicitor or licensed conveyancer.   

The search process reveals important information about the property or land being bought or sold. 

Official searches

Official searches are made up of an LLC1 and a CON29 and CON29O forms.

The standard local land charges search is divided into 2 parts:

LLC1 - Form LLC1 is a search of the local land charges register and will tell you if, for example, the property is a listed building or if it is in a conservation or smoke control zone. It'll also tell you if any trees on the property are protected by tree preservation orders.

CON29(R) - The CON29(R) contains a series of standard questions covering planning, highways, building control and environmental health.

There are also a series of optional enquiries that can be asked by submitting form CON29(O).

 Your solicitor or licensed conveyancer will submit the search application online along with the appropriate fee to the Local Land Charges Team. Currently we return search applications within 3 working days once payment has been received.

We are connected to the National Land Information Service (NLIS) at Level 3, which means that search applications can be submitted electronically, as well as by post or via the Document Exchange System (DX).

Residential Charges

The following charges will apply to any searches which relate to an individual residential property, alongwith its associated garden and allocated parking space/s:

  • Certificate LLC1: £36.00 (VAT exempt)
  • CON29R: £108.00
  • LLC1 and CON29R: £144.00
  • Additional parcel: £21.00
  • Each CON29O: £24.00
  • Each additional enquiry: £38.00
  • Parcel fee LLC1 and CON29: £21.00
  • Parcel fee LLC1: £7.00   
               

Commercial Charges

The following charges will apply to any searches which relate to non-residential properties or land; for example fields, farmland, shops and offices:

  • Certificate LLC1: £55.00 (VAT exempt)
  • CON29R: £140.00
  • LLC1 and CON29R: £195.00
  • Additional parcel: £21.00
  • Each CON29O: £24.00
  • Each additional enquiry: £39.00
  • Parcel fee LLC1 and CON29: £21.00
  • Parcel fee LLC1: £7.00

Expedited searches

  • Expedited search - £51.00

Personal searches

To request personal search information email landcharges@wokingham.gov.ukwith the full address and plan. 

A personal search may be conducted by any individual but usually they are conducted by private companies on behalf of their clients. 

A personal search is an inspection of the Local Land Charges Register. This can be carried out by anyone and is free.

The Land Charges Team is not responsible for the accuracy of the personal search. Any queries arising from a personal search should be investigated through the Personal Search Company in the first instance and it is their responsibility to ensure the accuracy of the information that they have collated from the Local Authority.

If you rely on a personal search please remember that any information obtained is not covered by Section 10(3) of the Local Land Charges Act 1975, which relates to compensation for loss. The only way to receive this information is to submit the official LLC1 and CON29 forms.

Requests must be received by 12 noon on the Thursday and we will then email you a schedule of matters affecting the property or land held within our register (Registrations held under Rule 7 of the Land Charges Act 1977) by close of business on the Friday
