Design and Access Statements

What is a Design and Access Statement?

A Design and Access Statement is a short report which supports a planning application. This should include information on the process that led to the development proposal and to explain and justify the proposal in a structured way.

Writing a Design and Access Statement

CABE (Commission for Architecture and the Built Environment) have produced some useful guidance on how to read, write and use Design and Access Statements which can be found on the CABE website.

Development proposals that do not require a Design and Access Statement:

  • Engineering and mining operations
  • Development of an existing house or development within the curtilage for any purpose incidental to the enjoyment of the dwelling-house (except for dwelling-houses in a conservation area);
  • A material change of use of land or buildings; advertisement control,
  • tree preservation orders;
  • storage of hazardous substances.
