Disabled access

The Approved Document Part M sets out the technical requirements in building regulations, in line with the recommendations of BS8300: Design Of Buildings And Their Approaches To Meet The Needs Of Disabled People. The Part M Document also introduces the concept of a Design and Access Statement - DAS which will be required when plans are submitted. Read our Part M checklist to help ensure any proposed works comply with the relevant requirements.

Guidance on designing accessible buildings

Disabled access should always be incorporated into how we shape our environment. Our Berkshire Accessibility By Design Guide has been produced to help those who are planning or designing new or refurbished buildings. It details the standards of accessibility required in Building Regulations.

Accessible toilets have specific requirements under the DDA - Disability Discrimination Act. These requirements are carefully considered to meet the needs of people with a range of disabilities, including physical sensory and learning disabilities. A disabled toilet compartment has to meet the needs of all people with disabilities and offer safe transfer both on and off the toilet for people in wheelchairs. If the correct equipment is not available, it puts the disabled person at risk. This might open the company up to litigation, as they are responsible should any accident or injury occur.

Suitable facilities for managing personal hygiene, including accessible wash basins, soap, toilet paper and paper towel dispensers are also required by the DDA. These fixtures and fittings need to be designed and correctly installed so they are readily accessible to a person seated on the pan or in a wheelchair.
