Landlord accreditation is a scheme devised to certificate landlords who are committed to providing good quality, properly managed accommodation to rent.
 
Accreditation is operated by us in co-operation with the University of Reading and Reading Borough Council - who operate a similar scheme.
 
Who can apply for landlord accreditation?
 
The scheme is open to all private sector landlords and landlords of student accommodation within the Wokingham Borough. The scheme operates two grades of certification - grade II and grade I.

Requirements of the scheme
 
Landlords who apply to the scheme will need to prove that their properties comply with certain standards and all relevant minimum legal requirements, as well as the schemes' code of practice.
 
The scheme is open to all landlords. Those who successfully achieve accreditation, and are also interested in providing accommodation for students, will be used by the University of Reading to ensure that students are being placed in good accommodation.
 
Good accomodation checks include:
 
  • Gas safety and electrical safety will have been checked / self-certificated
  • Furniture safety will have been checked / self-certificated
  • The property will comply with fire protection specifications
  • The dwelling will be in a good state of repair and any repairs that are required will be attended to by the landlord
  • The landlord should provide students with a rent book and receipt of any payments made
 
Benefits of the scheme - landlords
 
  • Landlords who obtain accreditation will gain the right to exclusive use of the Accreditation scheme logo.
  • We have liased with several companies to arrange for a wide range of discounts / benefits to accredited landlords.  See the list of participating companies.
  • Successful landlords will be awarded a certificate to confirm that the premise is compliant with housing legislation and is in a good overall condition
  • Tenants are increasingly looking for properties which display the 'Landlord Accreditation Scheme' logo as it is a sign that the property is in a good condition. This will mean  that Landlords who have attained 'Accredited' status will have few problems in re-letting their properties

  • Tenants of accredited properties can expect  the property to be in a good condition
  • The tenant can be confident that the landlord has a commitment to the property and is concerned for the Health Safety and Welfare of his/her tenants
  • The Tenant can be confident that he/she will be treated fairly and will not be harassed. 
  • Clear and concise contracts / inventories will be compiled to  clearly inform students of their responsibilities and the landlord's responsibilities in relation to the property
  • Deposits / payments will be clearly  recorded to ensure no subsequent monetary discrepancies.
