Land offered for sale for potential housing development

Wargrave - just off High Street & adjacent to Braybrooke Road.
We have been contacted by a number of interested parties regarding an area of land that has been divided into 50 development plots at a site near Wargrave (just off High Street & adjacent to Braybrooke Road) and appears to be being marketed as suitable for housing.
 
This area lies within the Metropolitan Green Belt and as such is subject to stringent Development Plan Policies (Policies WGB1 - 10 apply) that prohibit development except in certain exceptional circumstances.
 
There is no possibility that planning permission will be granted by Wokingham District Council for housing on this site in the foreseeable future.

Land south of the A4 New Bath Road, Charvil - advertised as The Oaks, Reading.
We have received a number of enquiries about a site identified as being east of Charvil and south of the A4. It appears to be being marketed as residential building land.
 
Charvil is a category B settlement but the site itself is outside the settlement boundary in an area designated as Countryside, which also forms part of the Green Gap between Charvil and Twyford.  In addition it is in the floodplain. 
 
Residential development in this location is not acceptable in principle.

Land in Finchampstead North, Near Wokingham.
We have received a number of enquiries about a site identified as being east of Warren Lodge and South-West of Nine Mile Ride Primary School with site frontage on Finchampstead Road. It appears to be being marketed as suitable for residential building land.
 
The site is located outside the settlement boundary in an area designated as Countryside and is also within 5km of the Thames Basin Heath Special Protection Area. It was previously considered for inclusion in the current Wokingham District Local Plan for residential development and was rejected as unsuitable (Part 2 of the Inspectors Report - Page 5-146, Paragraph 5.686 refers).
 
The site is also affected by a Public Footpath (No15), Archaeological Interests and the UK OP (Petroleum Product) Pipeline bisecting the site both of which are further development constraints.
 
Residential development in this location is not acceptable in principle.
