What building work is covered by the Building Regulations?

Generally if you want to build, alter or extend a building you will need to make a submission under the Building Regulations. Exemptions to this general principal are described on the link on the left.
 
Alterations that require a submission are those that include:
 
  • Structural alterations
  • Fire precaution changes
  • Impact on disabled access to the building
 
In addition the following works are likely to require a submission :
 
  • Drainage 
  • Washing and sanitary facilities
  • Heating appliances
  • Un-vented hot water systems
  • Re-roofing with lighter or heavier materials
  • Change of use of the building
  • Replacement glazing
  • Electrical installations
 
General information on the Approved Documents that give guidance on how to comply with Building Regulations can be found through this link or a link to the Building regualtion section of the Planning Portal where the Approved Documents can be down loaded for free can be found on our links and downloads page.
 
When working on or close to the boundary, attention must be paid to your responsibilities under the Party Wall Act 1996.
