Regulations concerning replacement glazing

All replacement windows, and replacement doors with over 50% of their area glazed, are subject to control under the Building Regulations. This means these small-scale works require notification to the council.
 
Inspections
 
Inspections of the work will then be undertaken by the council's surveyor, to ensure compliance with the requirements of the Building Regulations. Once the work is completed satisfactorily, a completion certificate will then be issued. This final certificate should be kept with all other essential documentation relevant to the property, and passed to solicitors acting for any subsequent purchasers.
 
Notification
 
Notification to the Building Control section of the Council, should be made using a Replacement Glazing application form. Along with the completed form, a fee is payable, details of which are outlined below:
 
  • £77 inc VAT - Value Added Tax - for domestic work
  • for commercial work and multiple house schemes, please contact the building control section directly to get a costing.
 
The Government has set up a certification and self-regulation scheme, called FENSA, so that accredited installers are generally exempt from making an application under the Building Regulations. For further information and the latest news on this subject, visit the the FENSA website.
