Application forms and guidance on making applications
If your building work is subject to control under the Building Regulations the following options are available:
- The deposit of Full Plans
- The giving of a Building Notice - except for work where the building is to be put to a designated use under the Fire Precautions Act 1971 or The Workplace - Health, Safety and Welfare - Regulations 1992
Designated buildings include offices, shops, hotels, boarding houses and certain factory types.
Full Plans
For a Full Plans application drawings need to be produced to a suitable scale showing constructional details, floor plans and elevations. Ideally this application should be submitted well in advance of the proposed start date. However, there is nothing to stop you commencing work as soon as the plans have been submitted, in this situation the work would be undertaken at your own risk until an approval is issued. Building Control Surveyors still make inspections of the work in these circumstances and will try to ensure problems do not emerge at a later date.
Our Building Control Surveyors will examine the plans within 3 weeks of the date of registration, and highlight any extra information required in order for the plans to then be approved.
Building Notice
We do not generally recommend that you use the Building Notice procedure accept for minor works. If you think your proposal is of this nature please contact our office to discuss the best option for you. Please contact us.
Regularisation
If you have work which has been completed without Building Regulation Approval and you wish to "regularise" the situation you will need to supply drawings showing the work carried out and complete the Regularisation forms below.
There is a charge on all applications, details of the charges can be found on the Building Control fees website page.
We carry out pre application inspections to check the suitability of an existing building to take additional loads, for instance if you want to carry out a 1st floor extension or loft conversion. There is a charge for this inspection, and this charge is deducted from your application fees if you go ahead. The application and fees form can be downloaded below.
